Frequently Asked Questions
How do I refer an owner?
Use the short referral form on this page, or introduce the owner by email, text, phone, or in person. Include your name and brokerage, the owner’s name, and the property address when available. The form is convenient, but it is not the only way to receive referral credit.
When does a referral count?
A referral becomes successful when Life Elevated accepts the owner and property for full-service management, the owner signs a full-service management agreement, and the property goes live for guest booking under Life Elevated. All three steps are required.
How much can I earn?
Your first successful referral locks at 7.5% of eligible Life Elevated first-year management commission, your second at 10%, and your third and all future successful referrals at 12.5%.
When do I get paid?
Life Elevated pays referral compensation quarterly. Once a referral becomes a successful management client, we’ll coordinate with you and your brokerage to make sure payment is routed correctly and all required tax documentation is completed.
How is my payout calculated?
Life Elevated shares a portion of its own eligible first-year management commission with the Realtor who helped us earn the client. The property’s locked Partner share of 7.5%, 10%, or 12.5% is applied to the eligible Life Elevated management commission earned during the quarter.
How long do I earn on a referred property?
You earn the property’s locked share for its first 12 months of active rental management. The earning period begins on the date the property goes live and becomes available for guest booking under Life Elevated.
What if management ends before 12 months?
Referral compensation accrues only on eligible Life Elevated management commission earned while Life Elevated actively manages the property. Earnings stop when management ends.
What happens if the owner signs months after I referred them?
A legitimate referral does not routinely expire because the owner needed more time. If your recommendation or introduction helped connect the owner to Life Elevated before they signed, Life Elevated will generally honor the referral.
What if I introduced the owner informally?
That is welcome. Tell us how and when the introduction happened. Life Elevated takes a relationship-first approach and does not look for technicalities to avoid recognizing legitimate Realtor involvement.
Does Elite status expire?
No. Elite status is permanent once earned; there is no annual or rolling requalification requirement.
Does Life Elevated protect my client relationship?
Yes. Life Elevated manages the home; you remain the real-estate advisor. If a referred owner later wants to buy or sell, we will make a strong good-faith effort to reconnect the opportunity to you, subject to the owner’s preference and applicable requirements.
Does every property qualify?
Every referral is subject to Life Elevated accepting both the owner and property for full-service management. The program is designed for quality Park City-area vacation and second homes that fit our service model and portfolio standards.
Can I use the STR Revenue Analyzer without referring someone?
Absolutely. The Analyzer is a free Realtor value tool that can help you advise buyers, sellers, and owners before a management referral is appropriate.
How is payment routed through my brokerage?
Referral compensation is paid to the referring Realtor’s brokerage or another approved payee in accordance with the brokerage’s requirements. You do not need to complete payment paperwork before making a referral. We coordinate the payment setup after the referral becomes a successful management client.
